Careers

Build your commercial career with a firm that manages 600,000+ square feet.

Gain Property Group manages more than 600,000 square feet of office, retail, industrial and multifamily property across six Tampa Bay counties, and brokers commercial property here too. We own buildings in other markets. If you're a licensed commercial agent, or you run buildings for a living, here is what working with us looks like.

You stay independent. The firm pays your E&O, and for a coach if you want one.

Why Gain

Why work with Gain

We operate buildings, not just deals.

Property management is the foundation of the firm, not a side line. Brokerage and management sit under one roof, so the lease and the building behind it are understood by the same team.

We think like owners.

We own commercial buildings in other markets, so we read a building's numbers the way an owner does. We expect the same from everyone here.

We put it in writing.

Owners get written reporting and a written plan. That habit makes the work clearer for everyone on the team.

For commercial agents

We market to property owners. The leads go to our agents.

Our brokerage works with licensed agents focused on commercial property: office, retail, industrial and multifamily of 20 units and up. You work independently. We back you with leads, support and a deal structure that rewards the business you bring.

Leads from our marketing.

Gain runs its own advertising and direct mail to property owners, and the leads it brings in are passed to our agents.

What the brokerage covers.

A coach with over 40 years of experience.

Available to any agent who wants one.

Opportunities from our portfolio.

Leasing and sale work from the buildings we manage and the ones we invest in goes to our agents.

  • E&O insurance, at no cost to you
  • A marketing budget for each exclusive listing
  • Listing signs and installation
  • Business cards and postage for approved marketing

Two commission lanes.

One split for company-sourced business and a higher split on clients you bring yourself, which steps up again once your own book passes an annual mark. We walk through the numbers in person.

For the property management team

Put the tenant first. Put the bad news in writing.

Our property management team runs office, retail, industrial and multifamily buildings for owners, many of whom do not live nearby. The work is hands on: tenants, vendors, budgets, reconciliations and written reports owners can act on.

How we work

The tenant comes first.

We work for the owner, and serving the owner means keeping tenants. Tenants stay, and pay market rent, when they get the service they pay for. So we ask how every vendor change or delayed repair lands on them.

Owners hear it from us first.

Problems get raised in writing before they become a cost.

Maintenance is in-house.

Our maintenance staff are part of Gain, on the same team as you.
